I can't give you a statistic, thought you might like to know this.
Take a drive to Yellowstone National Park. Incredible. If you get away from the touristy spots, you can walk around for days and only see a few people. Getting eaten by a bear is a real possibility. The only parts touched by man are the roads, hotels and campgrounds…which take up very little land compared to the park. Even the drive up there (we went from Denver)…there is so much land that is just land you have to worry about running out of gas between gas stations.

Any type of real estate purchase is normally a good investment.
The thing about purchasing land is the fact if you are gonna hold it how long and when do you put it up for sale? Flipping land is sorta slow and for long term investment
Now if you are purchasing it to build on it it is more predictable, and you can plan more.
I like to buy lots where I can build multiple units on, but no more than 4 because they are considered like a single family house, easier to finance and they are qualified for both FHA and VA buyers to include conventional lending.
You might keep 1 out of each 3 for income tax purposes as well as wealth building.
You can also have one set of plans for your projects, if you are gonna make the same type. If you are gonna do more than one type you will need more sets of plans.
I use 4 sets myself. I ave one for a single family where the zoning is for single family only one for duplex where the zoning is for two units, then I have a 3 and four unit ones where the zoning is for those type properties.
